Located within a "Residential (Group C)" zone on the Cheung Chau Outline Zoning Plan, the application site is partly occupied by the now disused Cheung Chau Theatre, which is a grade 3 historic building confirmed by the Antiquities Advisory Board (AAB) in 2011. The proposed development scheme involves a mixture of old and new elements—conservation and adaptive re-use of the entire Cheung Chau Theatre building and development of a segregate 2-storeys retail complex with terrace design for eating place and shop and services uses. KJL was the leading consultant to prepare a feasibility study, which led to the submission of the section 16 planning application (No.A/I-CC/18) for the development. The Town Planning Board approved the application with conditions in December 2013.
